Why does my floor drain back up when the washer runs?
Usually the main line is partly blocked by grease, roots or a sag. Clearing the main and running a camera tells us if it will come back.
Is Hydro Jetting safe for older pipes?
For most cast iron and PVC lines, yes. If the camera shows a cracked or collapsed section, we will tell you before we jet.
What is Picote Drain Cleaning?
Picote-style descaling uses a high speed machine that spins cleaning chains inside your drain line. It descales old cast iron, cuts out roots and removes grease and hard deposits, all from inside the pipe without digging. Ask for Picote when you call (269) 962-5441.
Can a drain freeze in winter?
Yes. Drain lines in outside walls, crawl spaces and unheated garages can freeze on the coldest nights, and so can sump discharge lines and Furnace condensate lines. Do not pour boiling water or chemicals in. Call us and we will thaw and clear the line safely.
Why do drains clog more in the winter?
Holiday cooking sends more grease down the sink, and cold pipes make that grease harden faster. A drain that is slow in the fall often backs up fully once the cold sets in, so call at the first slow drain.

If the unit needs other work, repairs, refrigerant, parts, additional filters beyond the one included with a Furnace visit, or service on equipment we did not install, that work is billed separately (service charge, parts, and materials as applicable). The free yearly Generator inspection covers a fluids check (oil and coolant levels), a battery test with terminal cleaning, a transfer switch test, a controller/firmware update and error log check, and a gas line and connection leak check.
